This step often sets the tone for the lease process. We can provide advice for the make ready needs of the property, if any, and then move forward to placing the property on the market for rent.
Securing a qualified tenant is essential! We have reviewed thousands of applications for rent houses and while it might be tempting to approve a not entirely qualified prospective tenant, we know that this misstep can cause headaches and chaos in the long run. Therefore, we work quickly and efficiently to secure a qualified tenant for the property.
Once a tenant is secured, we accept monthly rent payments from the tenants and deposit owner proceeds by the 8th of each month. Each month a statement of account is provided and at the end of the year we will send the necessary tax documentation.
If during the lease a maintenance report is received from the tenant, we schedule service appointments and have no vendor preference.

Property management is 24 hours/7 days a week. Commodes back up, rent is always due on the 1st, and tenants and owners crave communication. Let us provide the consistency that your tenant and property require.
We have a simple fee schedule for property management. Our management fee is 8% of the monthly rent collected, the lease fee is 1 month’s rent, and our lease renewal fee is $99.
